2026 property tax rebate for owner-occupied homes
IRAS confirmed a one-off property tax rebate for the 2026 tax year.
What happened?
The rebate is 15% for owner-occupied HDB flats and 10%, capped at $500, for owner-occupied private residential properties. It is automatically reflected in eligible property tax bills. This was announced on 28 November 2025, but applies in 2026.
Why it matters for the RES exam
Practical example
If an eligible owner-occupied private home has $7,500 tax payable before the rebate, the 10% calculation is $750 but the $500 cap applies, leaving $7,000.
Worked decision: which property-tax treatment applies?
First establish the tax year being discussed, then the property’s occupancy classification. An owner-occupied home and a non-owner-occupied property may receive different treatment. Finally, distinguish the year to which a measure applies from the date on which it was announced.
Common RES exam trap: Exam trap: assuming a rebate applies uniformly to every residential property, or confusing the tax year with the announcement year.
